adding 3 furnaces to replace 1 furnace

You could stay with a single furnace and consider providing automatic zoning for the 3 areas. Arzel Technologies makes an excellent zoning system that is designed for retrofit work. Any zone can call for heat or cooling as needed.

As far as how each tennant would pay their share, you can get data loggers that will monitor how often a zone receives heating/cooling---and then charge accordingly.

    Separating Gas Service

Presently, I have a 3 unit building that has 1 furnace. I am contemplating the idea of putting in 3 furnaces along with 3 seperate gas meters. Does anyone have an idea about an estimate of a cost for this type of service? Also, there is 1 hot water tank and I would want a seperate gas meter for the hot water tank. cost estimate?. Aany suggestions? Thanks in advance.

    3 furnaces

it will be expensive since all 3 floors are tied to one furnace it would be cheaper to install 3 boilers and baseboard heat plus add 3 indirect water heaters so each tenant pays for thier own heat and hot water

    Maybe not

If each floor has it's own trunk, then it might not be so bad. Would be nice to split the hot water though. Maybe 3 air handlers with 3 boilers. If the trunks are separate that would be cheaper than baseboard and it leaves room for A/C if that is in the cards.
