Steam boiler cycle control

I'm the super in a 56 unit coop in New York City. I've replaced all the steam traps in our building and repaired the F & T traps and it's saved a tremendous amount of money on oil consumption. I'm looking for additional ways to cut our expenses. We have a two pipe steam system and the boiler cycles based on outdoor temperature. Is there a better way to control the boiler?

    Two choices.

    Located right outside Metro New York. Heat-Timer Corp. Every thing from electro-mechanical EPU Series to MPC Gold w/ enough capability to launch a space shuttle.

    Then the new kid on the block. The Tekmar 269. Need to add a clock & indoor space sensor (in addition to system sensor) for real nite setback. But, offers mucho flexibility for far less dinero.

    pressure, venting, and waterline

    Hi Dale,

    It sounds like you are on the right track with the repairs so far. The controls mentioned above are first rate and can save additional operating expense.

    Three other aspects of your system can come into play when going for max efficiency.

    1)The operating pressure should be as low as the system will allow.
    2)The venting should have enough capacity to prevent cycling on the pressure control.
    3)The waterline should be maintained as close to the boiler manufacturer's recommendation as possible.
