Under stairs replacement

cast iron boiler , which replaced a Timkin boiler about 40 years ago . The husband and wife are original Levitt owners . Bought the home in 1948 , brand new for $6000 they said . The best people to work for . They asked if there was any way to replace the boiler without cutting the wall in back , which we usually do . With people like this we had to try our best . The 2nd pic is the Timkin thermostat , the original . How come things aren't made to last like this anymore ?

Comments

  • We were able to squeeze out

the old boiler . And sliding in this Burnham RSA was a breeze . Only one zone of heat because the owners haven't turned the attic into living space - a rarity in Levitown .

Like I said before , the homeowners were fantastic . And real funny . The husband told us his wife recently broke her hip when she fell out of a chair . The wife , without missing a beat , said she tells all her friends she broke it from rough sex . I could not stop laughing . This was a rare job where I actually enjoyed the whole day .

    Beautiful story!

The install looks great, as always. As usual, your work is plumb, servicable, and incredible, considering the circumstances under which you have to put it in. Cheers!

    Nice!

Aren't you a little bit too tall to be working under stairs? =) Are you using the B & G air eliminators for every install now?
  • To tell you the truth

I'd rather put them in this way . The wall behind the boiler has fireproof bricks in it , and cutting that wall is a dusty **** . Thanks again Constantin . By the way , how is your project - heating and the home - coming along ?
  • They are both in

their mid 80s , and it's clear they're still really in love . If she's tellin the truth , there's hope for us all . Thanks Jackchips .
  • The floor was a mess

when we got there . The 1st thing we do is spritz the speedy-dry on the floor and let it do it's magic . It does look tight in there but there is room enough to stand up in front of the boiler . You do have the stairs as a close friend though . Thanks John .
  • Me and my immediate supervisor

do not get along . Never have , even when he was an installation mechanic . I guess all of us in my department get a share of the PITA jobs , but it seems like I get more screwed up steamers than the norm . Which is OK as long as I have the right amount of help . Most of the time I do .

    Thanks alot Robert .

  • Yeah , where are the trolls for these jobs ?

This was a working on the knees job all day . And they're screamin' . Nothing a few Michelobs can't fix .

We're using the B and G air eliminators on all the boilers that don't have built in airscoops . Namely Burnham . I do wish they'd reconsider a built in airscoop . Thanks Uni R

    Levittown Crawl Spaces..

The first thing I did after moving to Levittown was to blow out the rear wall of the burner space and install a 36" door. This was done to help the tech's get a better look at the burner. I had a leak on 1 of the pumps gaskets were shot. And the coupler on the 2nd zone circulator motor went (Sounded like my lawn mower). Originally I had an 18" high panel on the side of the stairs so you could crawl under, No lighting and probaly wasn't swept since originally built.

With the new door and opening, my next burner will be installed with the motor facing the door. Some people have already had their burners turned around.

Any other suggestions on how to have the next burner installed while granting access for the techs? I think I maybe replacing soon and looking to make things easy for everyone.

looks good, Is there an automatic mixxing valve for the tankless coil or is that a ball valve.
  • We sometimes

move the water main shutoff valve to the front of the boiler , so you can seal the area where the original shutoff is .

I would also suggest a narrow cast iron boiler to fit under there and give the servicemen access to everything . The Weil Mclain Gold seems like it's made for these homes . The Peerless WBV series is a nice fit too . Which service company do you have ?
  • You're missing the fun

I did a few days of service this past week , and I gotta say , I'd rather install the boilers . Guess I'm just used to one home , one job per day .

Yep , thats a RSA boiler . The walls in there are cement and the one right behind the boiler has full sized white fire brick . These little boiler rooms were made to hold off a fire for a long time .

    Thanks alot Clammy .

    Service

    Hi Ron,

Thanks for the advice. The photo you listed shows the exact layout of my space.

I am currently using Morania Oil. Meenan serviced this unit for the last 25 years and installed the existing unit atleast 25 years ago for the last homeowner.

Here we would end up in big trouble without a mixxing valve or ot protecting the oil line
