hot water boiler pressures?

Matt L.

hot water boiler feed valve reduces cold water inlet pressure to 12psi. for the system...upon boiler operation to operating tempurature of 180 degrees the system pressure rises to approx. 19 to 22 psi...when the systems cools... does the temperature return to normal 12psi?? my boiler water pressure stays at around 20 psi after cooldown, what could be wrong?? thanks for any help!!

It depends on what kind of system you have, Matt. If the boiler is a demand start, and has wide temp swings, you could see pressure swings as well. If the boiler has a coil to manufacture hot water, and it stays hot all the time, the pressure should remain quite stable. In either case the problem is most likely the expansion tank. A old style ceiling tank should be drained and refilled. A bladder style tank should have its pressure checke annually. With NO pressure on the system side of the tank, check the air pressure in the tank. It should be equal to the systems normal running pressure. If you're not sure how to do this, have your heating service company check it out for you. Also, never really trust that gauge on the boiler, they can be notoriously off. Hook up a second gauge to any drain off or purge valve to make sure of the readings.
