apartment furnace/ waterheater

I am making an apartment above my garage. 20 x 20. I dont want to use electic heat and hot water. Can anyone recommend a small gas furnace? Do they make a furnace/ hot water heater. Thanks for your help

I remember they once use to make a oil fired unit. I mean 40 -50 years ago. I can't remember it's name Aqua pak or something ? Any way this info is not help full.
Take a look at small boiler and heat the appartment with radiators or base board. Some boilers have a built in water heaters call " hot water coil" . Others don't even need chimneys. These are called direct vents. They vent out the side wall. They make boilers that hang on the wall too. And you can use a boiler to heat up a seperate storage of hot water . These water heaters are call indirects. You can pipe a indirect remotely. It can be put any where out of the way. May be a good way to go.....0 -
Not a big room
You might want to just get a gas instant tankless coil for DHW and a gas direct vent wall furnace. A small wall hung boiler could make your hot water and feed baseboard, radiant flooring or maybe a fancoil or air handler that could be used for AC also.0 -
