Hater not holding its pressure.

This has been racking my brain. My gas heater does not seem to hold the 12 to 15 psi. I've changed my circulator pump, because I needed to ( it wasn't working properly ). I've added water to my expansion tank because it sounds empty. I've bled my radiators several times. Everything seems to be working fine. My radiators get hot ( except for the one in the bathroom, which I've bled several times ). The heater comes on when it is calling for heat. The pressure goes to about 21 psi and the water temp. gets to 180 to 190 degrees. When the system is off , the pressure goes down to 5 psi. I was told that you should have 12 to 15 psi when it is off. Everyone I asked said that I have a leak. But wouldn't I see water ?? Would anyone have an idea of what the problem could be ?

    You have air trapped in the line on a zone.

    the pressure bounces up and down on a boiler,more often that not when you find a cold emmitter the problem is somewhere near there,left too long to its own demise you could indeed have a leak,one which wont stop. if a pipe freezes then it will take a while and kerploosh water all over the place .best to purge systems Before starting the recirculator .

    Anthony-- you stated your adding water to the compression tank? Anthony in a properly filled system water will find its own level in the compression tank. Let me suggest that you turn off the system, let it cool down, close the valve to the compression tank, drain the tank completly. With the valve to the tank closed fill and purge your system, hopfully you have isolation and purge valves to work with. Anthony when you are sure the system is full of water and purged of air then you may open the valve to the compression tank and water will rush in to its own level. (about 2/3's full) OH 2 other things check the straps on the tank (its really ugly when they fall from the ceiling) and lift the silver handle on the relief valve to make sure it works, if not replace. So Anthony with all valves open restart your system and let us know how it goes. Best Wishes J.Lockard

    Jim , thanks for the help. I will try that. Just one more question. Does the valve to the expansion tank stay in the OPEN position at all times except when I am adding water to my system??

    Anthony --When you heat water you make more water and where does this water go? In to the compression tank, so yes valve is open after initial filling of the system. Best Wishes J.Lockard
