Radiant Boiler Selection

I am in the process of constructing an out-building (shop on first floor & office on the 2nd) and after reading Dan's "Hydronic Radiant Heating", was sold on the idea of
heating using radiant and am FINALLY at the point where the boiler needs to be selected. Got any ideas?
Here are the particulars:


*Location: CT coast

*1st fl: 288sf, 9'ceiling, 1 big door, 4 small windows

*2nd fl: 288sf, 4'knee walls, 8'ceiling, 1 door, 4 sm win

*Walls: 2X6 balloon framing (well insulated)

*1st fl Tubing: 8" at walls, 1' elsewhere, is buried in 6" concrete, attached to remesh, then plastic, then 2" hi density insulation.

*2nd fl Tubing: 8" at walls, 1' elsewhere, is attached below 2nd floor using heat transferred plates. Floor is 1/2" plywood & 1" hardwood.

*Brand: The tubing, 2-port manifold, valves, etc are Quest (Zurn)

*Fuel: Oil

*Load Calc: 12,672 Btu


Well maybe all you needed was the fuel & calculated Btus, but hey I'm into details. Looking for thoughts on condensing vs natural draft and suggested brands. Oh, almost forgot - the boiler will not be used for domestic.
