boiler pressure >15lbs Pop-off leaking

I have a gas fired hydronic boiler (over 20yrs old) with a watts T1156F boiler feed presseure regulator. My boiler pressure is going up to 20lbs (or more) and the pop-off valve is leaking. Do I need to rebuild the regulator? Or can I get away with just cleaning it out? How complicated is rebuilding a regulator? I'm a decent wrench turner and have done many small engine carburator rebuilds.
I'm on the Isle of Long....
Also, Once a pop-off goes off it must be replaced, right?

    When

    the water gets heated it expands, it needs a place to go, the expansion tank, you probably have a bladder type, the life expectancy of these components is ten years so.... at 20 years I'd say you need to replace your expansion tank, auto feed and relief valve or call a pro.

    Do not fool around with this if you are unsure and do not plug the relief unless you don't like your house and living. If the relief sticks shut or you cap pressure will build until something gives.

    Thanks Geno, I replaced the expansion tank 2yrs ago and solved the problem then. Now I'm back to the dripping expansion valve. That is why I'm thinking it's the pressure regulator.
    Which why do you turn the set nut to decrease pressure?

    Sure you could take the feed reg. apart and perhaps it would work. I would just buy a new one or better yet get rid of it and just fill the boiler by hand to 12psi and it should be ok for years. If you feel the need to do something, I do sometimes, then add a low water cut off.

    I like the KISS approach. I know if I call a pro I'll have a brand new regulator in it's place. But hey we live in a disposable society, I believe in rebuilding/reusing / recycling. I know, I could get into a can of worms, but in that case, I'll replace the whole thing. This is something I can tackle. Hell, I sweat and ran new baseboard loops,circulators,wired up the selonoids ran the tstat wire on my system.(I know the pro's a cringing right now;~) The one thing I didn't take on, was the black pipe cutting to change the system to pump-away. I'll let a pro install my next system to pump away. But untill this one dies completely, I'll keep it going. I know when to say uncle and the pro's in.
