What Steve said. Also, if the block and or the plate are to rotted, then you need to replace.

replace a burnham tankless gasket
is the job of replacing the gasket as hopeless as it looks? there is quite a bit of mineral build-up around the not visible bolt heads. if i snap a corroded bolt am i stuck with drilling out etc? should i use wd-40 or something else before i start? thanks in advance.

It's not so bad to do even if they do snap. Start out with a small bit, finding the center of the bolt, then drill out with a 5/16ths bit and tap with a 3/8ths tap.0
