    Our most unusual job - ever!

    We just completed a design/build project in a medium size office building in Morristown, NJ

    The former system was heating via a W/M 94 oil-fired steam boiler with Taco Steam to H/W heat exchanger - and 20+ water source heat pumps throughout the office spaces.

    We converted the system to a 3-310MBTU module W/M "Ultra" condensing boilers with 930MBTU gross output. By using the same HX, we were able to keep the multiple 2-3MBTU heat pumps supplied with design temp water via the HX of 70-80° water temps in winter.

    In the summer (now), a rooftop chiller provides cool water to the heat pumps.

    What do you think the AFUE will be with 60° return water and 80° out?

    I did the general designs, son Scott made it work. The job ran around $85,000.

    Mark Eatherton said he wanted to see a few poics. This one just about says it all.

    this job , and your crew does great work Ken . You going to post some more pics ? What are they using for domestic hot water ? Was the old boiler oversized ?

    What size oil tank was hooked into that old 94 , and what did you do with it ? Sorry about all the questions , my curiosity is piqued .

    Ron,

    Being an office building, the d/h/w is handled by a single 30 gallon electric, one on each of four floors.

    The UST was originally 6,000 gallons. Four years ago they jerked it as "non-compliant" and installed a 1,500 fiberglass UST in the same place. Attached are photos of the front of the building - and the former location of the UST around back, next to the dumpsters.

    There is evidence that 40+ years ago, the entire building was steam. I have no idea how they cooled the building way back then, but some of the heat pumps are 25 years old!

    I sure hope so!

    On cool days like last Friday, we were able to do some dynamic testing. Had the A/C chiller runing full tilt and then fired up the heating side at the same time.

    The modulation ramp was very cool to watch. Took about 1/2 an hour to get all three modules to come up to full fire.

    Son Scotty did all the controls setup and wiring. He has become quite the controls wizard.

    Thanks for the update Ken...

    Sounds as if you have yet to run it through the winter trials tho... If my guess is correct, the Shell and tube HXer is probably grossly oversized, and hence you're able to utilize it with lower approach temperatures.

    Is there any particular reason you didn't hook the boilers up to the loop direct instead of indirect? Nice work BTW.. Kudos to your son.

    I'm in the process of displacing a 3 million btu Rite boiler with 3- 199 Munchies in a high rise in Denver to base load the system and provide annual DHW services. There is still one of the 3 mill fire breathing dragons still attached to the system as back up.

    I anticipate a 40 to 50 % redux in energy consumption, and a slew of calls from fellow landlords wanting the same services. The price of nat gas is expected to continue to rise... And the phone will NOT quit ringing:-)

    There are a few reasons why we did not hook up to the heat pumps directly.

    One is the fear of 25+ years of "junk" in the system fouling the aluminum W/M blocks. Another is the 60' static head the building would impose on the system. Yet another was the glycol they have been adding for winter protection of the roof top chiller piping etc. - just in case there was a power failure and the internal heaters lose power.

    You are using a chiller to cool the loop water as opposed to a closed circuit tower or standard tower with heat exchanger? Isn't that expensive to buy and operate?

    I was up on the roof and saw a standard tower and ancient air to air fresh air HX. That was 6 months ago and we do a nearby church system with a chiller. I got them mixed up.

    I had nothing to do with anything except the boiler and heating side. A/C is not our strong suit and our sub got all that side of the work.

    When I tell you we are strictly wet heat guys, let me underline STRICTLY. We have our hands full with steam, HWBB and radiant and all the variations thereof. We cannot keep up as it is and the tougher ones all seem to come our way.

    We are classic "niche" players to the extreme.

    Great explanation! I'm of the same thinking.....wet heat is the best (and only) heat!
    I've been trying to steer clear of "warm air" for a couple years, and also find more than enough work to keep us busy. Sometimes too busy. I don't feel it's as much a "niche", as it is a mindset. Works for me !. Nice work buddy. Chris

    Mike, that was the old YMCA of Morristown. It's been office space for about 20+ years now. It is one block from the Morris County Court House and here's one more shot of the HX we re-used (before and after)

    Is that a Tekmar 265???

    if so you can modulate from about 60K to 930K BTU.... pretty sweet... I have found that the best way is to run the boilers parrellel so that the boilers are running at the lower end of the modulating range most of the time... gives bettter eff. than staging the boilers so that one will run up to high fire before the next one kicks in.....
    Looks great!!! that thar system will cut a major chunk outta the heating budget!!!!
