condensate heating

our company just picked up a new customer the other day. i checked their system out and found a one pipe system with two small condensate zones. one is for a towel rack in a small bath. the other is for a small kickspace heater in the kitchen.

can you run two zones of heat off a condensate loop? will on zone affect the other when running. this is not a truly closed system.

    The compromises are going to be component longevity on the small controls and pump.

    I think I'd build EACH zone it's own boiler bypass, and control the bypass with a fairly strong thermostatic mixing valve so that the pump never saw hot-hot water, and with a low pressure drop so the pump inlet pressure doesn't go negative. Then the pump won't flash and cavitate.

    I'd use three piece pumps for longevity, and I'd put a balance valve on each return to slow the flow if the suction DOES try to go negative. The same valve that you use to fill and purge is OK.

    Build the manifold big, too.

    Let them know about the water condition, too, Joe. If they keep up with the boiler maintenance each week, the stuff will last longer.
