Snow Melt

We are installing a 16 loop snow melt system using two sets of 8 pipe supply and return manifolds. My plan is to penetrate the foundation four times ( two for the front and two at the rear). I plan to make four "spindles" to act as separaters for the pex allowing me to add the waterproffing compound (What type?)and let it completely surround each individule pex line. What about at the outside of the penetration? How have you guys waterproffed your jobs?
