One pipe steam system

I am looking for help on an existing townhouse in NYC with a one pipe steam system. All past clients have elected to change to hydronic so I have virtually no firsthand experience with modifying one pipe systems. The thing that worries me is that I estimate the existing radiation to be 460 sq. ft including a 15% pickup and the existing boiler is good for 1000 sq.ft. This equates to about 82 BTU of boiler for each sq ft of heated residence and that is a bit hard to accept so I'm inclined to put in a smaller boiler. Also, a large number of existing radiators will remain but some will be relocated or replaced. I would be interested in advice from someone in the NYC area with a good practical knowledge of one pipe systems to give me some advice and perhaps visit the site. Any takers? A fee for this is not out of the question.
