Hot water for a guesthouse.

In my guesthouse I now have a very old, gas, 40-gallon hot water heater. It's used for maybe thirty showers per summer and an occasional dirty dish. For esthetic reasons I would prefer a smaller unit. Ideal would be a heater (not necessarily gas) where I push a button and five minutes later I can start taking a shower. Are there any new suitable products out there?
