Radiant floor home - what price premium?

My current house has radiant floor heating. I'm just looking for a base rule of thumb for what % more thats worth, as compared to a similarly sized house in the same area. I spent 15k on materials and supplies to install it myself - my time was free :-]. I'm just trying to figure out how much more I should ask for, for this level of heating comfort. The real estate agent hasn't been real helpfull - he's only looking at square footage and whats showy - i.e. slab granite counters, three car garage, appliances, etc. etc. etc.

    Radiant floor home - what price premium?

    How much of a price premium should a radiant floor heated home command? The reason I ask is because I have to sell my newly built home in Colorado so I can move to where the jobs are - if they're not shipping the high tech jobs over to india, there importing them (the indians) here; only in America.

    Have you been at it a while?

    Check on the prices and availability first thing in your new neighbour hood...check property call earth moving guys and ask about land from thier perspective in the area... check on distances to these developeable lots...then think how these prices stack up per square ft in your area that you came from...realize that you are Now Comming from where your At ,and, When in Rome Do As the Romans:) thats about my best Guestamit.

    i am not great at estimating...and the news of my Buddy's..

    only son is heavy.there are alot of intangibles in our lives that are hard to put a number on...someone close by will help...you will get the right help you need...God always hands us what we need when it's needed ,for His purpose.

    In my very limited work with realtors, they say that 90+% of the sale is based on emotion. Many buyers have very little imagination, if it doesn't grab them on the walkthrough it doesn't have much resale value. The furniture that they are not buying could be worth more than your radiant system in terms of resale.

    So if you were selling your house in January, I would ask everyone to take their shoes off, and the radiant comfort could be a real selling point. If you're selling it in the summer, you might not recoup your material costs.

    The only case where I could see this differently would be if the radiant system was part of a super high efficiency house, and you got someone to connect with the green aspects.

    So there is certainly not a % increase. Since it sounds like a summer sale, I'd try to get my materials cost and leave it at that.

    Unfortunatley

    Being in the apprasial business (side job, part time), the value of a home does not change when one has hot water heat vs forced air. Wether that home has radiant floors, baseboard, or radiators. I tried adding value to a house because of more comfortable, hot water heat (being my first passion), but was informed that does not add actuall $ value to a house. Not everyone thinks hot water heat is more comofrtable, and therefore cannot be considered a luxary high dollar value item.
