Boiler let go under the stairs

Another Levitt community - the boilers are in a closet just beyond the stairs . With the 1/2 wall it makes this replacement real rough . This old boiler leaked water and ruined all the Pergo floors on the slab ( the Pergo was on top of the existing floor you see ) .

Pretty much the only combo you can use that will fit in there and be relatively quiet . That damn 1/2 wall - we had to build the header with 2 circs , flowvalves , LWCO , expansion tank and fluepipe with the boiler in the cubbyhole . My knees are jelly .

  • We got our niche

on Long Island - we go where noone else wants to . I got that sick feeling in my gut that the boilers we put in 15-20 years ago need to be replaced again in most of these homes . Ahh , the circle of life .

    \"whats-a-matta-you\" dont ya know...

that in the homes Levitt built - your only allowed to use SlantFin boilers ;)

(one of their liberty II like an LD-20PT would have been perfect in there - an XL-20 is better - but might not make it for depth)

nice job anyway - better you than me - i get a stiff neck just looking at it

i wonder if anyone has come up with the best water additive for those homes, to improve the longevity of those that haven’t leaked yet- some concrete batches had more fly ash than others and have almost eaten the pipes trough

as for noise – you need anechoic doors, if the home owner is willing to give up 4 in of space in front of the opening – you install two sets of louvered panels behind each other – with the louvers staggered vertically and inward V shaped strips of foam glued to the louvers,
you might need to, hook up a mike and a spectrum scope, to get the loudest audio frequency – so that you can space the panels correctly to keep the standing wave between them (might take more than 4” though), this way the air gets in, but the sound doesn’t get out – awh-jus-fo-git-abow-eeet ;)

ps – they sell high-temp oven spray paint commonly white/black/almond/grey – and if the HO doesn’t like the burnt wall, tell them to buy some and knock themselves out – don’t let them sucker you into doing it, I do, I sweat all the details and then I lose money – you’re a heating professional, not a painter - unless you are doing a whole new system - then it should be showcase'able

    Beautiful job Ron.

    As usual.

  • Er , arr , ummm , clearance ?

The manual says they " recommend " 24 inches all around for accessibility . Hey ,at least we left the asbestos sheathing behind the boiler . Combine that with a wet base cast boiler and a LWCO , we made the house much more safe compared to the ancient dry base tin can . Thanks for pointing it out , you old coot you :)
  • Mike Mulligan ?

Who's that ? Thank you both , Scott and Matt .
  • Funny you mention the walls

I'm the one track mind type of guy - I look at the piping , and that's all . I didn't notice how dirty the walls were until I posted the pics . Hey , it's not like they're gonna have company over and keep the cover/door off to show their friends whats in there . Besides , this is a one day affair , always . Waiting for paint to dry before we put in the new boier is not an option . Last time I let the HO do it I ruined a shirt , pants and boots .

The homeowner told us it was much quieter than the old unit - even before the cover went on . Always music to my ears . Thanks Kal .

By the way , why is the Slant Fin boiler the primo choice for Levitt homes ? What makes it a better choice than Peerless ? It's been a while since I got my hands on a Liberty .

why is the Slant Fin boiler the primo choice for Levitt homes ?

history - the leaking floors in Levitt homes - made a huge number of them, convert to baseboard, – and kind-of put slant-fin on the map, so i think of, slan-fin, as being levitt's savior

the peerless is fine - just costs more than SF - it's a pity, you cant get a budurus in there, since their semi-condensing oil burner is the best for this application - another choice would be from energy kinetics

now that SF is selling radiant stuff, maybe they are ready for round two over there - if i owned a Levitt home - i would lay down aluminized sub floor, drop in the pex, 1/4" plywood on top and glue down my wood or tile floor - but if i owned a Levitt home - i couldn’t afford any of that

    Mike Mulligan

You guys do realize that this book had a tragic ending. They turned Mary Anne into a SCORCHED AIR FURNACE.

    Gave me nightmares.....

    I thought

they turned Mary Anne into a steam boiler to heat that building.... but the last time I read that was too many years ago to count.

  • No kids for me yet Scotty

I was saving Danny and the Dinosaur for my first one . I still have it on loan from the library - since 1977 .
  • Ahh , if only there were

more Levitt homes with the radiant still pumping . I have only seen one home with new radiant in the floor - a block away from my house . We installed the boiler for the pex dudes . And they told me the price for the radiant and gypcrete - astronomical comes to mind . The homeowner is our town supervisor and I see her working on the landscape often . I should stop and ask how the system worked out over these past 2 cold winters .

I would love to try Slant Fin boilers . Hell , the company HQ is right near here and I am a big fan of keeping the local economy moving . The only problem is the width - is it 24 inches ? Peerless is only 20 , and every inch helps .
  • OK , I'll ask

    who is Snuffy Smith ?
  • Huh ?

    Slant/Fin and Snuffy specs...

Ron, our two oil-fired boilers are: Liberty (tankless coil available, 25" wide) and XL 2000 (no tankless coil available, 21" wide). I see room in that thar cubby hole for either, but that's easy to say sitting here. If technical support is important to you, you must know that Noel and his buddies here are the among the most enthusiastic and knowledgeable in this business.

I hope this doesn't offend your customer too much, but Snuffy Smith was a character an old comic strip (Barney Google?) about a hillbilly who's house was a bunch of slapped together boards. The roof was always leaking, but he was too busy glucking shine from his jug to hear Weezy's complaints. Actually, I love panelling on walls, but just that small area of wall you show is, well, undescribeable in any other way.
