i have an old house in montclair n.j. with approx. 25 radiators for a 2 pipe steam system. each radiator has a 1/2" angle radiator trap at the floor and a 1/2" modulating valve at the top of the radiator. some radiators get hot and some don't. is the rule of thumb the same as an air vent, replace same every 3-5 years. both the trap and modulating valves are between 40-50 years old. what do i quote the customer on.

Usually, the rads that don't get hot on a two-pipe have bad traps. Check them out. Also, ensure that the common vent back in the boiler room is working well. Keep us posted on events.0 -

the problem is with a trap in a radiator thats working change all the traps barnes and jones makes elements to fit 99%of all traps
