Radiant off Steam?!

An old client called a few minutes ago and wants to redo two bathrooms and install radiant in the floors that would run off of his steam boiler. Any ideas? I'm assuming a heat exchanger as steam boiler water is too dirty. Any diagrams? Thanks in advance.
