I am a property manager for a company in Maine. We have 9 commercial, retail and offices, buildings on one steam plant. We have under street piping and all. The buildings are all 100 years old or older, 1 to 4 story brick. We have a good steam reset control based on outdoor temp.
I am trying to get a handle on over heated spaces by installing radiator control valves in each space. We have been using electric valves but that tends to be expensive due to the valve and actuator cost and having to run the wires in wire mould.
We have never used non-electric TRVs but I am willing to try. What brand do you folks like to use? Most of the supplies on the rads. are 3/4" to 1" although we have some steam pipe coils on some of the large studio spaces with a 1 1/4" supply.
We shy away from showing our tenants how to open and close the hand valves because they forget to open them when they leave at the end of the day and come into a cold space in the morning.

I have Danfoss and Regin TRVs
Regin is much less expensive and seems to work just as well for me. I've only had them for one year so no idea of long term reliability.0 -
