recieved a call on a large old steam system 2 pipe vapor vacume system the plumber who had recently replaced the boiler assured me that for 2 weeks the system worked fine now nothing is working upon get there i saw that the system pressure was at about 7 lbs the oil tech said that what it always ran at to get heat i stated not the original system but they arged about it asked if all the valves where open didn't even gain assest to the living quaters upon raising the pressuretrol manifold above the water line and installing pigtails the system still shrot cycled spent a few hours there i knew that there was a steam circulation promblem after lurking around a while i found what i was looking for some tell tale sign of what kind of beast this was and there it was behind a abonded apesot boiler the webster return trap and air vent as usual nobody noticed it it at least told me low pressure should work but there was no air venting we set up to take a better look at it the next day theplumber got there before me and double checked his 4' return valve a gate valve and it was closed he opened it up pretty sure he had had it open in the first place he and his helper took off there shoes and went to the living quaters and found that every raditor in the home where fully or partiul closed he opened them all things started to warm and i replced the 2 vents on the air elimator and the dry return crossover equalizer the system took off reset the pressuretrol to 1 1/2 cut out and continued to investgate and found all the convention rads outside air grills closed we proceded to open them and things really took off we later found out that the grounds keeper / handiman was having promblems with the owner for for revenge he closed vavles in the home here and there since no one could gain acess to the living areas we didn't know there's revenge now the systems runs like a charm it even pulls into 5 to 7 inches of vacume that's that i guess sometimes you got to factor in everything chow
