Did they have a Aquasafe system in the house? Nows a good a time to upgrade as any!

    I posted a thread about two months ago about a house I installed a 90 plus boiler, an indirect, and a SpacePak cooling system that had a fire. I did as I was recommended by many of the contractors here and I contacted all the companies of the products I have installed in the house. Each company sent me literature on why there products warranties are now expired. I.E. Dunkirk boilers, SpacePak, American Standard A/C, Gas pipe company, copper company, Wirsbo, ect. I then gave a copy of the paper work to the homeowner to give to the insurance company.

    The problem is that the insurance company is telling these people that we do not need to replace all this stuff. And I don't think that’s right. I think they are ripping her off. What do you guys think?

    What does...

    the building inspector, gas inspector, the fire chief and/or other AHJ think? If one of them were to condemn the equipment the insurance co would be stuck paying. Alternately, perhaps a rep from the respective companies could check out the equipment and write you and/or the HO a letter expressing their opinion on the state of the equipment at the time of the inspection.

    Maybe 10 years ago, we had a gravity hot air system with the original oil conversion burner lose it's pump cutoff. The nozzle dripped slowly into the combustion chamber all summer. When the homeowner fired it in the Fall, it filled the house with smoke (I could smell it when I turned onto the street, the only time in 24 years I've needed my fire extinguisher). The insurance company wanted just the pump replaced. The cast iron heat exchanger had no cracks even after glowing red. The homeowner contacted the fire prevention officer who condemned the unit and the insurance covered the replacement.

    I do a lot of work for a local "fire truck chaser", as I like to tease him about. He's actually a concerned and professional "public adjuster". He will work with the homeowner and negotiate with the insurance company to make sure that the company pays the total amount due, and can negotiate on more even terms. He does charge a fee for his services, but almost always gets 35-50% more than the owner will get by just accepting the insurance companies offer. It's rare that we don't replace a boiler that's had heat or water damage. Check into it...it may be worth it to your customer. If they have guaranteed replacement cost coverage, they'll get new stuff as needed.
