draining system

We have a second home in cold NY state. We have always left the heat ay 55 and only had a problem onec with heater failure. Hot water baseboard and water heater aqua coil. I think the winters are getting more severs again and if I have a prolonged power failure or if the heater needs to be reset when I am not there when thwe power comes back on I will have a massive freeze up. This has happened once but we caught it right away. That was heater failure. I have a freeze alarm but I am 3 hours away. I was thinking of draining everything and shutting down for a few months. I have antifreeze in the baseboard system. I would need draining valves installed. I have heard this is not good for the house. I also would need a plumber to set it up and blow the water out of everything. Single level ranch house 2 baths. What is your opinion on this? Is it real expensive or should I just hope for the best? We have a well too. Thanks so much.

Hi Trudy, what part of NYS?

Mark Hunt and some other guys are in the Capital (albany) region. I would put antifreeze in the haeting system and drain down the drinking water before each winter. This is what we do in My Father-in-laws place in Margaretville (Catskills) each year. However, you need a GOOD plumber to cut in drains with hose bibbs, and have all the pipes pitched to these drains so that you don't get any trapped water that can freeze and pop the pipes. Even the water heater needs to be drained. Then we put antifreese in all the sink and shower traps and the toilet. Ain't had a freeze up yet. Wwe completely shut the heat off when we are not there too! If you get it done right, you could set the t-stat down to 48 or so and save more fuel....OR if you a really confident..SHUT IT all down, now we are talking a lot of fuel savings. Yes, Trudy it is worth it to have it winterized. I'd say in 3 years or so you'd make it all back in fuel savings. Good luck. Try Find A Contractor at this site for Mark and the others,.. Mad Dog
