in teaming up with McKinstry Co. in Seattle, to design and construct the mechanicals in a remodel for the owner of one of the largest construction companies in the NW. The home was was designed and built by the same architect who did a nearly identical home on Capital Hill, opposing this house, which I repiped and helped the owner identify historical approaches to repairs. The special thing about the exterior is that it's done in terra cotta tile made by Glady McBean, a turn of the century tile manufacturer who had a factory in Renton and San Francisco. The tiles were stripped of the entire home and rebuilt, recast or replaced over the past 2 years. Glady McBean is still making tiles in SanFrancisco. Check out the detail!! McKinstry found me via Wirsbo and Viessmann, and we came up with a great system. The Basement is heated in-slab with 1/2" hePEX and features the entertainment center with guest rooms and wine cellar.
The upper floors are entirely Wirsbo "QuickTrac" with oak or marble or tile floor coverings. Ceiling radiant with QuickTrac was used in 2 locations for supplemental. The master bath tub deck surround is heated, as is the shower pan and walls. A Viessmann V100-60 boiler and V300-120g stainless indirect DHWTank to supply the "juice". We used a Vitotronic 200 computer with a Vitotrol 200 RC thermostat. Most of the rooms have Wirsbo DT10 stats manifold telestats for zone control. The near-boiler piping is a classic example of obtaining 2 temperatures using one automated 4-way mixing valve, and one manual 3 way. Also designed the HRV and fan system spec using a Lifebreath HRV, and Kanalflacht inline exhaust fans. McKinstry set up the ductwork for future A/C. Anybody wanna guess the cost of the remodel??
A special thanks to Chuck Lee, a Sr. Mechanical Engineer at McKinstry, for taking the time to understand and adopt some newer ways of making homes super comfortable. I walked the owners through the new system today and they can't wait for it to get cold so they can enjoy the floors!
