Hot water off tankless steam coil

Customer has EG55 weil McLain steam boiler w /1 pipe system. Wants to heat basement with only 12,000 BTU required to heat the area. Would rather not use condensate water as it is an older system and relatively dirty. Was thinking of installing tankless heater in exisiting steam boiler and use it to run single hot water loop around basement. Sounds nice and simple... Anyone ever try this before?

Done this many times..............
just add a prv ,pump and x-tank. I also don't put a aquastat at tankless but use a strap-on somewhere on steam pipe return, had one the other way and caused boiler to steam a couple of times. Hope this helps John@Reliable0 -
