The smallest steam boilers I've seen
are gas-fired. The Burnham Independence IN3 is rated 158 square feet; the Slant/Fin Galaxy GXH-105, 271 square feet; the Columbia CEG-75, 191 square feet.
The smallest oil-fired steamer I know of is Columbia's CSFH-3100S at 363 square feet. Burnham's smallest is the V-83 at 379 square feet and Slant/Fin's L-30 is 421 square feet. You might be able to down-fire one of these to get the capacity you need, but even the Columbia might be a bit of a stretch.
My first choice would be the IN3.
