Don't forget
Don't forget to allow for 400 cfm/ton of cooling or in this case, that 4 ton unit needs to move 1600 cfm of air flow. The supply and return duct are large when dealing with 4 & 5 ton units. If the building has a high latent heat load, the cfm can be reduced to 350 cfm/ton. to remove moisture and longer run times. Good idea to place a freeze stat on the coil or suction line to prevent coil icing. There is less margin for dirty air filters, unused rooms and cool outside air temperatures. A high sensible heat load set the fan to deliver more air flow, 450 cfm/ton.

A nominal 4ton concensor will deliver different btus with different coils.
The ARI ratings are a good source of info.
You need to determine latent and sensible heat loads, then find a condensor/coil combo that matches those values.
