Question "Thermostat" by .... was last time seen on "The Wall" on

Problem description: House has steam heating system with Peerless steam boiler. From the same boiler
water with the baseboards heats addition to the house and indirect WH(storage tank). Its always
hot in the house regardless of the thermostat setting.
Answer: The problem has nothing to do with the thermostat, bad design is the culprit.
When the addition thermostat or WH aquastat asks for heat, boiler runs, produces steam and heats
the house at the same time. There is no easy and clear cut solution to the problem.
There are three options:
1. a)Disconnect the line from the addition switch relay to the boiler.b)Instaall a switch on the line
from WH switch relay to the boiler, that should be in closed position only in the summer. c)Install
a steam riser, closed in the summer.
2.a)Convert system of the steam radiators into forsed water circulating system. b)Convert the steam boiler
into a water boiler by removing water level control device and installing triple action aquastat
instead.
3.a)Convert system of the steam radiators into forsed water ciculating system.b) Replace the steam
boiler with the water boiler.

Your right the problem is your making steam when the hot water zones are calling. I have done this many times. Once had an apt. building with a 3mil H.B. Smith all one-pipe with underground returns that rotted. Was able to zone all the garden apts. off the boilers returning condensate w/o ever overheating the space. There needs to be an aquastat installed on the boiler to operate the burner only when these zones call. But it sounds like whoever set it up the way it is now probably didn't pipe it right either, have you ever seen what happens to a pump that tries to pump steam? Where do you live? Can you find no qualified contractor in your area, You now you can access some on this site.

    steaming boiler

The addition thermostat has to control a relay with CC terminals for the circulator and XX terminals wired in paralell with the boiler thermostat. On one side of the XX lines install an Aquastat set to open at 180*. When the additon T-stat calls for heat, it turns on the circulator from CC and turns on the boiler fire from XX. When the aquastat reaches 180* it breaks the boilers firing but the circulator stays on until the addition T-stat is satisfied. If the boiler water can only get to 180* it will not produce steam but if the steam T-stat calls for heat it will over ride the aquastat.
