Our customer has a 2 pipe steam steam system that is installed with zone valves and no boiler feed tank.The customer wants the boiler replaced due to age and condition. Since this unit is handling 4 apartments we want to install thermistatic radiator valves and an oudoor temperture controller. Any opinions on which controller would be the best for this application?

    steam controller

    If it's a single boiler, TEKMAR makes a good one, but you'll need a HEATIMER CONTROL for multiple boilers. We've used both with equal success. (Heatimer also makes single boiler controls)

    Last one I used

    on steam was in a 14 suite building. Looked at ODT and two suites with thermisters, taught itself. Worked fine last I saw it. Boss upset the customer and, and He left the company, I left because the boss upset me, so I can not pull files. It was programable and I think it could have been heatimer.

  • The problem

    w/ thermostatic radiator valves and a cycling steam control is, there is no communication between the two.

    The radiator valves could be closed when the control cycles the burner on, and open when the burner is off. And. On steam, the radiator valves should have remote sensors (cap tube). They are high maintenance in multi-family units.

    Since the system is 2 pipe, this is the one time I would suggest a conversion to hot water. Then there would be no communication requirement, since any good reset control will maintain the boiler at the required temperature all the time.

    The alternative is to leave the zone valves there, and turn the new steam boiler on and off w/ the aux switches. An O/D Temperature Cutoff could be installed as an override.
