I am still working on the freeze aftermath. The one I have been on since Saturday is a weekend lake front.7 years ago an addition was built which I did the P&H.This included an LP fired boiler(draft induced) and HWBB.The crawls are spaciously boasting 3' high with lots of insulation.BTW there are two seperate crawls. The boiler is on the main living level.............ABOVE the heat loops!!Need I say more?
Well two weeks ago the power went out for 12 hours. The temps were below zero.Heat loops and water piping froze and burst.HWBB also popped.I got the call last Friday night @ 11:00 PM.I instructed them to shut down the boiler and return to Manhatten.Arriving the next AM I thawed the heat and repaired the pops.
The mechanical room had a very strong odor of burnt insulation.I isolated the zones and filled the boiler.Thats whe it leaked. This sucker was dry firing and toasted the section seals(WM).By not installing a LWCO I comprimised the boiler.Or worse endangered the lives of the HO's.LWCO's were not in my vocabulary 7 years ago.I do install them now and will always.
The new boiler is a sealed combustion direct vent now. This to is a new must with my gas installs.MUCH SAFER!!!
The HO's said the temperature inside the home was 46*.This heat was being supplied by a cast iron block with a burner under it!!!!!How close man!?!BTW how long does it take to hit high limit in a dry fired boiler?

It is good to consider ones self dumb...
Cheese,
The fact that you consider yourself dumb is a good thing. It will make you smarter. You will continue serching for new knowledge. I worry about the know it alls. They think that they are very smart and that they know everything. There minds are closed to learning and in fact they know very little. The reality of it all is the you are 20 times smarter than those stupid know it alls.

I don't agree with that at all. You'll never sell a job that way. Maybe HUMBLED would be a better word. Nobody knows everything, especially in this biz.
The key is striving to improve one's self all the time and never losing that thirst for knowledge.
The only way we learn is by jumping into the deep end and learning how to swim. Perservering after we make mistakes and doing all we can not to repeat them--just like Mike has done. And I try to do everyday.

I know what you mean......
Steve,
I have lost many clients by not sounding sure of myself. The truth is I want to get the job done right. I have lots of experience and taken more seminars, tradeshows and have more books than anyone else in my imediate area. I know that they are sounding 100% confident when they talk. I do have 100% confidence in my ability to do a better job than others. I just feel that if I go home and consult some books or reread the wall or call a expert in some specielized field that I can pick up some valuable info to do a better job. They see it as a weakness for not knowing everything ahead of time. I see them as weak for choosing some know it all. I have plenty of good past clients and there referals to keep me busy. These past clients are smart enough to recognize my talents.

Sounds to me John that if everybody was as diligent about learning as you are, our trade would have a better reputation.

Someone on the wall
(Not long ago) quoted Will Rogers "Good judgment comes from experience, and a lot of that comes from bad
judgment."
Best Quote I have read so far.
Now as for me I am a wall lurker and don't offer my 2 cents much when I feel there is abundance of far greater talent to speak.
Ben Franklin I believe said "Its better to remain quiet and thought a fool, than to speak and remove all doubt"
SO back to my quiet lurking.0 -
LWCO's
are required by code now in New York on all hot water boilers.
Look at it this way, better to lose the boiler rather than the whole house.

Hey Cheese!!!
All of us have been there ... done that... and still do stupid stuff from time to time!!!!!
It really scares me to think of some of the stupid stuff that I have done in the past....
and there are times that I go back to a job that I have done many years ago and think... I wonder
who the dumb person was that did that!!!!!!
The things we have to wrestle with are never ending.....how do we educate ourselves properly
and still find the time to finace all of the other things that are on going everyday. Brings up the age old
questions about what we are really worth, and how can we sell it to the public????
Many thanks are due to Dan for providing this great education tool, where I can sit here @ midnite and
learn from so many others!!!! The compensation that he recievces, I'm sure is not comensurate with the
volumes of material that I take away from here!!!!!
Keep the chin up Cheese!!!
And keep on learin'!!!
