in some apartments we've owned. But I agree that making the tenants responsible is the best way. The downside is the up front costs of 9 HWH's. Could probably get by with 4-50's otherwise.

9 family hot water- how much?
I have a guy anxious to hire me for a 9 unit gut job, he's dickering with price, I have him on the hook for a pretty good sum for the basic plumbing, but I have to get back to him on hot water. so- what is the cheapest way to provide hot water? There is a chimney that he would be responsible for (relining), and it will be nat gas. Is it cheapest to bang out 9 40s? The thought of 9 gas lines and 9 hot lines is killing me... is there a way to do a boiler job and large indirects for cheap? The guy doesn't seem to care if the tennants pay for hot water of he does.

i piped in 4- 40 gal. wtr. htrs.
for 6 apts full of college kids. they never run out of hot water. pipe them in with equal pipe lenghths so they draw from all 4 tanks. 4 water heaters kicking in at the same time produce a lot of hot water. bobTo learn more about this professional, click here to visit their ad in Find A Contractor.0 -

Have you ever tried the Laars "Mighty-Stack". We've used them to replace BTC-199 direct fired water heaters in commercial apps. Ir is basically a small boiler mounted on an 80 gal. storage tank that is all factory piped and wired. It is a stand alone packaged unit complete with pump. Put it in place - flue it into the existing chiney and pipe out your runs to each apartment. Gotta be easier than 9 flues, gas lines, etc. They come in handdy when you can't fit a boiler and tanks.

Another idea for domestic water heater
Gary,
You may want to look at a A.O. SMITH Cyclone. These units are higher recovery (94%) with a 100 gallon tank capacity.
These can be direct vented to the outside with pvc piping,
or use combustion air from inside and vent out with pvc pipe
3" or 4". These are best to be vented out the roof line, they can be sidewall vented if required also.
Something to consider when sizing for the 9 family's, are there in items that will require a large dump load.
IE: Soaking tubs, large demand shower heads, common commercial laundry washers.

I think the owner should give a long hard look at going to separate metering and hot water. If the building is already gutted, it would be a no brainer to me. Energy costs seem to only be going higher, and there is little discipline by tenants to economize.
