heatloss program

I am looking for a program that will handle both heat loss and heat gain for residential and commerical property.

    Hot Water Heat Single loop system.

    My mom has a system that is currently not working properly. It appears to have a lot of air in the system. The bleed valve is accessable and did let air out but she never got any water. The circulating pump runs, the boiler kicks in. The expansion tank that is located in the make-up water line is required to have an air charge on it. I believe that it is gone or to low. Would that be the problem why no water is coming thru the system? I had read the instruction manual a number of months ago and remember seeing something about 12 or 15 PSI that's required to operate the make up water valve loctaed inside of the expansion tank.
    I would appreciate any and all help.

    Manny,
    There could be many different reasons, and if your not familiar with all componenets of boiler there can be the potential for many more problems, I think you would be better off finding a local proffesional who could probably pinpoint problem in a short time and should be reasonably priced, use the "Find a Contarctor" link at top for local speacialist in your area.
