Steam boiler,Looked at a four story complex last year, To
give est on heatpump systems.Decline the offer not heatpump
worthy(poor const)Asked the owner why he wants to go this route,He reply after purchasing the building he had nothing but problem with the boiler.Ok this coming from a force air man but here it goes.What appear to be a vapor system or
orfice system at one time.Two pipe steam ,upfeed to rads
at bottom, supply and return. Also see new valves on rads,
return coming back dry and then drip down wet right before boiler.No f&t,no float/air elimator,near boiler piping looks ok,header main hartford loop nothing that stands out.
Pressure switch set to high for only having a b dimienson
of 29 inchs.The problem are flooding,no heat,not enough heat and you can hear it banging blocks away.Also two coils in boiler for hot water.connected to a storage tank the control and circulator has been disconnected.Got a visit today the owner wants to get it running correctly.Going out
friday to do a better walk thru.Any suggestion before I offer f&t,condensate pump,vapor stat,the boiler only appears to be about 5 years old.But I am sure its been taking on fresh water for years.Maybe if I get this one fix
