Just had a call from a gentleman with a 1-pipe steam system gone somewhat awry, who lives close to your location.
High bills ($400.00 last reading) and several vents constantly blowing off. Also, needs a refill every day (on manual because the darn thing was constantly flooding when utilizing the auto-feed!). No wonder he's using water, given the constantly venting vents.
Says there's no burried returns.
