Can we collect at closing? And how?

Recently, we have taken on a few custom homes - and are working directly for the GC. Well, we are actually working with the homeowners themselves - they are who we are talking with the most, but we are getting PAID (or should I say not) from the GC.

I know they get money from the banks when certain stages of the home gets completed, but recently, we have had one specific GC that is taking a LONG time to pay us - and I know that other contractors have already gotten paid. So, my question is this:

Is there a way to legally word our contract so that legally, the house cannot close until we get paid? Any comments/suggestions would be very much appreciated, as my piggy bank is starting to feel lonely :(

Mechanics waiver of Lein

is required in CT. The bank requires this paperwork to be signed by the sub-contractors and supply houses before final payments are dispersed.

That's awseome I think I'm going to move!!! Up here it's the opposite we used to say we wouldn't send in the permits till we where paid. that doesn't fly now because the banks say they won't give out the money without the permits approved...
