sizing steam coils

looking for some input on sizing steam coils. I am replacing a steam boiler in a Inn. The original steam system serviced the entire building. Over the years the rooms were renovated and the steam rads were removed. The steam system now only services the 1st floor. They have 7 air handlers with steam coils. I measured the steam coil dimensions and noted the pipe sizes feeding the coils yesterday. All 7 air handlers have zone valves. The air handlers service common areas,restuarants,bars, kitchens,ect.
1st question- where can I find info on EDR of coils?
2nd question- Do the zone valves offer any possibility of reduced steam demand? Hard time believing all 7 are calling at once.

Get The CFMs...
... off the fan nameplate for each air handler. CFM X delta-T of the air X 1.08 all divided by 1000 will give you lbs per hour of steam required. If you're more comfortable working in BTUs, rather than lbs/hr with steam, just don't divide by 1,000. You need to pick the inlet and outlet air temps across the coil.0
