Guilty until proven innocent The service company condemned a rooftop unit that worked great.

I was asked to look at an 11 year old rooftop unit for a customer. They said their current service company condemned the unit saying the heat exchanger was defective. They showed a picture of a rust pockmark on the heat exchanger and showed elevated CO readings. After checking the heat exchanger and the co levels, we found nothing wrong. There was a small rust dot. It angered me that companies do this. I then realized I was in a no win situation. If I said it was fine and something happened, I would get the blame. I use whether I would do this in my own home as a barometer and told the customer that if it were my house, I would not change the unit and would check it in another year

Just curious what you do when you come across this,

Ray

@RayWohlfarth Ah yes. The dreaded second opinion. When in a know-win situation like this, I do a write-up that explains my findings. I state in the report that it is the customer's choice whether to use the unit or not.

I would also use similar language to what you used in your above post. A good attorney offering legal advice in a situation like this can be most helpful. Something of a disclaimer/ After all. In the future, you cannot be blamed for acts of god, vandalism, maintenance neglect after the fact, etc., etc.

@RayWohlfarth said "I use whether I would do this in my own home as a barometer and told the customer that if it were my house, I would not change the unit and would check it in another year".

@EBEBRATT-Ed said ""Unit is safe to operate at this time".

    Me too, on both counts.
