You need a pump that will move 12 gpm if your heat loss of 112K is correct. Head will be very low with 12gpm with 2" pipe.

I question the heat loss with the pipe sized so large. You may need some boiler protection piping to guard against cold return water. 12 gpm and 10' of head should be plenty for the pump.

    35 tees???

Does that mean 35 individual radiators?

More info needed to size pump:

    1. Do some of the radiators have 2 tees (one on supply and one on return)?
    2. How many total radiators?
    3. What water temperature are you operating with?
    4. Can you post a photo of the boiler rating plate. BTU capacity, Input, and NET.
    5. Also, can you post a photo of some of the radiators?

Rule of thumb for residential hydronic systems

    1. 10,000 BTUh = 1 gallon per minute (GPM) water flow
    2. 1/2" pipe has a maximum flow capacity of 1.5 GPM
    3. 2" iron pipe has a maximum flow capacity of 50 gallons per minute

Based on the information you provided you may need a pump that moves as much as 50 GPM or as little as 12 GPM. Hence the reason for more information.

After you make that expensive repair and you still have the same problem, What will you check next?
