Combi boiler problems

So I've got a Friend who bought a brand new house (Flip House). There have been tons of issues obviously with flip houses you get that. The main issue now being what I believe is the boiler. The boiler is brand new and it seems to me like either something was installed incorrectly or Miss wired I don't have a ton of knowledge about boilers. The issue we are having is the water in the entire house the temperature fluctuates when you're on hot water it goes from scalding hot to lukewarm and then back to hot over long periods of time. It seems like the boiler is not kicking on when it's supposed to when you first start running the water it's scalding hot for a minute or two then the boiler shuts off and about 30 seconds later the water starts to cool off and the boiler won't kick on for another 4 or 5 minutes and then the water will heat up again but not for long each time seems to get shorter and shorter. Also worth noting another strange part is that the heating pipe is always scalding hot while the hot water is the only thing we are having issues with the temperature has been maxed out for 2 weeks. My friend is already putting thousands into repairs on the house so if I could save him having to pay a boiler tech a $500 service charge for something minimal that would be awesome. Pictures of the boiler and its sorrounding piping goes a long way here for folks to try and help guide you. It's very difficult to troubleshoot without more specific info.0 -
It can take 45 seconds or
more to get hot water from the combi, depending on how it us set up. You have a choice between cold start up, or maintain a hot boiler for almost instant hot but additional fuel consumption. The boiler manual should explain the dhw options
Then the wait time to the distant fixture can add time
There may be a filter strainer in the system, when partially plugged it could cause lack of adequate flow to trigger and hold the dhw mode on
