edited October 2023 in Radiant Heating

We fired up our radiant floor system in our new to us house after talking with the technician that normally services it. He came out before we purchased to show me the system and shut it down for the season. He has been servicing the system since it was installed. It is now dripping water from the flue connection in the back. The condensate drain was checked to be sure it was clear. He thinks he needs to come out and clean the heat exchanger? The system is not loosing any water, just appears to be condensate. Does that seem correct. Just hoping it’s not something major.

That boiler makes condensation in the flue gas. That is the gas that goes outside thru that plastic pipe to the stainless steel connector. That leak is telling me that there is some sealant missing or a gasket is loose or damaged. That can also mean that flue gass is leaking out of that opening. You need to have that checked. To be sure that no flue gas is leaking out that vent connector, you can spray 1/2 dish detergent (like Dawn) and 1/2 water, on the connection when it is operating to see if there are bubbles. If there are lots of bubbles, then do not operate that equipment. Those bubbles are flue gas that you do not want to breath.

After you make that expensive repair and you still have the same problem, What will you check next?

Thanks for the reply. I did what you suggested and did not see any bubbles. It is a very slow drip. The boiler is also out in the shop away from any living areas, so that is good. The technician is coming out hopefully this week.

The leak stopped on its own. The technician is coming out this week to take a look.
