Domestic hot water

Eastmond fire tube boiler with domestic tank less coil, when there is steam and radiators are hot domestic hot water is at about 140* to hot to the point of burning but when radiators are cold in the apartment the hot water is at about 100* and runs cold pretty fast

Adding a mixing valve and raising the aquastat would solve both problems . Back flush the coil as well ....

Your need a Hold Valve; Taco valce and Several companies make electronic ones with digital displays Heat Timer,  The Brain, et cetera.  Mad Dog
