Gunk on my heat exchanger

I have a radiant heating system with a Navien NPE-210A water heater as the heat source. I've been having some water flow issues (GPM as listed on the control panel ranging from 0.4 - 0.8) and took off the cover to take a peek inside. I noticed a bunch of gunk on the heat exchanger. Any idea what it could be and if I should be concerned? I spoke with Navien who recommended a new check valve. It's on order, but I'm also wondering if more parts need to be replaced or cleaned. They didn't seem to speak much about it.
thx,
Jason
PS. Yes, I know I should be using a boiler instead of a water heater . I'm working on the funds for it, and am hoping to last the season with the water heater!

spray those areas with bubbles / windex when it's firing,
looks like, might be, exhaust leakages,
you might try snugging the screws you can get at,
