Can't get feed water into boiler
Opening the feed water valve, and also manually opening water pressure regulator, don't permit water to enter boiler. I'm thinking maybe the bib washer in the feed water valve broke off and is stuck in the pipe. Other possibility is water pressure regulator is corroded shut. Before I start, I need expert opinion on which part is most likely to have failed.
