I went to a co workers friends house and look what I saw I was like what the.......
was a 75,000 btu hydro-therm .. I’m thinking of just replacing it with a Utica cub....
there are three of them one in each apartment, going into the chimney outside wall isn’t an option ....
The heat load for each apartment is under 40,000 btu

Is the bottom picture the pile of rust that happened when you opened the boiler room closet door? LOL

You may be able to fit three 2" PVC vents inside the one chimney, as long as there are no other appliances using the common chimney (like a water heater) Using a masonry chimney as a chase for 3 or 4 PVC vents are allowed, as long as you use the louver door for combustion air if the boiler instructions allow for indoor combustion air

You might want to consider that option for the Utica Cub but they require Stainless steel venting Other boilers allow for PVC

After you make that expensive repair and you still have the same problem, What will you check next?
