    Hvacnut, id provide a diagram, but this triplex has been hacked by others before this . There's steam pipes in walls, slant fin tubing in a few rooms, cast iron baseboards and cast radiators in this place.. i think the pipe in attic leaks. i saw what appeared to be steam leaking when i stuck my head in to check on the system... the actuators are in the attic as well..
    This ones gonna be a challenge..

    The owner wants only one heat sourse and each unit as a zone off of that source..

    Dividing small steam systems in to multiple zones is very difficult because of the need to match steam production and consumption.

    A better idea than trying to zone it per unit would be to put a TRV on each radiator which should be very simple with 2 pipe steam.

    Owner took a bid to convert to hotwater vs steam...said i was nuts for even mentioning that!!

    I would say you can get time and materials to try to get that to work after the other contractor gives up, but you don't want that job.
