We removed this and installed a standard 50 gal. Bradford-White tank style water heater in the boiler room. Problem solved. Sometimes the simplest solution is the best solution.

The outdoor heater cracked me up - in Maryland? I've seen a picture somewhere of a tankless that had been in service for something like then years with no problems. Location? Exposed on a rooftop in San Francisco!
