Anyone faced with steam heating issues or facing a steam boiler change out would do well to inquire to Heating Help.com/the wall for assistance before choosing a contractor to do the work.
Plenty of good advice is available free of charge, offered by pros who have no dog in the fight.

I second JHUGHNE’s comment. When we had a big old Vic, heated by a boiler the size of a Volkswagen Beetle — we named the boiler “Queen Mary” — I discovered a leak in the wet return. Of course, at the time I did not know a wet return from a dry hole, but lucked upon The Wall and found a knowledgeable steam guy who replaced the pipe and did some other stuff. We sold the old Vic, but I still miss Queen Mary. When she started up, you would think the house was pulling away from the dock!
