Replace 1 of 2 WHs with a tankless heater?

I have a Weil McClain steam EG-75 and two AO Smith 75gal water heaters for a six-family building in Brooklyn. After this season, I plan to replace the boiler with the same model. For a long time, one WH was enough but I added the 2nd 8 years ago after getting some complains.
I see the EG-75 can be ordered with a tankless heater. My questions are, can the tankless be feed into one of the AO Smith water- heaters maybe allowing me to get rid of the 2nd one? I saw on another threads stating to determine the actual HW requirements. How can I measure my actual hot water usage?
