Need advice on replacing 30 year old boiler

Hi folks, I have a 200k btu, 35 year old boiler, with four zones, in a 1865 four story brick row house with pretty good windows, and am using three electric hot water heaters, have natural gas city supply, and looking to get more efficient by installing an IBC DC 33-160 modulating condensing boiler with dhw,,,Net cost installed is about 8k, and I'm trying to figure out if the payback time makes sense. The existing boiler works, but probably 70% efficiency, and the three he heaters probably cost me $700. Or more, Per year to run...
Any thoughts? And thanks for any replies..

A DC unit will not give you enough hot water.
The HC version would be a better set up for the heat.
You can do an indirect water heater and that will give you more hot water.
Personally I would keep the electric water heaters and have each unit pay for their hot water. They will not conserve if its on your dime.
