Immersion well problem

I have a Superstor ssu-45 that is 10 years old. The aqua stat is not opening when reaching temperature. Easy fix, replace the aqua stat... NOT... The bulb is stuck in the immersion well. There is some corrosion (not sure why). I have sprayed PB Blaster with no luck. I think the whole immersion well needs to be replaced. Anyone ever have this problem? Advice? How difficult is it to replace the well??

    Happens from time to time. Don't spend too much energy on it. Drain the tank and replace the well.
