    I'm about to sign a contract to convert a 27 story commercial building in the Wall Street from Con Edison steam and put in his own boiler with dual fuel burners.

    The owner currently pays $275,000 a year to Con Edison and will cut his bills by over 50% when burning oil.
    He will save another 30% when he goes to gas.
    he will get his Return on investment (ROI) in 6 years even if he stays on oil.

    Con Edison may make the steam with COGEN, but the distribution losses are huge.

    There is a reason that my street, East 10th at never a gets covered in ice and neither do many others where the steam runs below.

    Then at the building, the condensate gets dumped into the sewer.

    Snow melt as a by product not waste. Look at the money saved in salt, and snow removal.

    How much damage does salt do to a street that does not have any snow because the salt spreaders don't have a GPS that tells them which streets don't need it.

    I guess I should calculate how much additional AC we need in NYC or how many deaths are attributed to heat stroke because the buildings who use Con Edison steam to make heat & DHW in the winter also use it to make DHW all summer long.
